Total Parking Solutions are interested in property investments, either through the purchase of existing car parks, or through the purchase of land suitable for development into a car park.

Lease
TPS would be interested proposing the following:

An FRI lease

The abbreviated term for a lease which imposes full repairing and insuring obligations on the tenant, relieving the landlord from all liability for the cost of insurance and repairs. The majority of TPS lease agreements on commercial properties are FRI, with the landlords heavily protected to ensure they have a secured investment by passing on the costs associated with the operation and maintenance or the property to the tenant.

A Turnover Rent Lease

In its simplest form, a turnover rent can be described as a rent based on the tenant's trading accounts. The principal type of turnover rent arrangement is where the tenant pays whichever is the higher of a base rent (usually between 70% and 80% of the open market rent) and an amount calculated by reference to an agreed percentage (commonly between 7% and 15%) of the tenant's trading turnover

A Profit Share Lease
An agreement whereby the rent is based on a percentage of the revenue lingering after subtracting all allowable costs.

Joint Ventures
